When to call us

Three problems we solve for our clients every day

Whether the building is under construction or already in operation, we step in where you need us and take it to a system that works as it should.

For general and MEP contractors

A complete BMS package, from pricing to handover

No need to chase every detail yourself. We price from the IO list or drawings, prepare the submittals, and coordinate with the mechanical and electrical contractors until the consultant approves testing and commissioning and the system is handed over. One party responsible for the building management system on your project, from start to finish.

BMS installation and commissioning
For building owners and facility managers

Have a BMS that does not work as it should?

Missing graphics, points offline, alarms that reach nobody, and the building pays for it in energy use and repeat breakdowns. We audit the system point by point, give you a clear fault report with a corrective plan, then bring the system back to working order and maintain it.

BMS maintenance and repair
For offices, banks and data centres

Your critical equipment, monitored around the clock

UPS units, precision cooling, meters and leak detection each sit on a separate panel that nobody watches until something fails. We connect them all to the building management system, so their readings and alarms appear on one screen and any fault reaches the on-call engineer immediately.

BMS integration
What is a BMS

What a building management system is and how it works

A building management system is the brain that runs a building’s cooling, lighting, pumps and other services from one place. It works in a continuous four-step cycle:

  1. MeasureSensors and meters read temperature, humidity, air quality, pressure and energy use, and report whether each piece of equipment is running.Sensors & Meters
  2. DecideDigital controllers compare the readings with the required values and the operating schedule, and work out what to do.DDC Controllers
  3. ActThe system opens and closes valves, moves air dampers, sets fan and pump speeds, and starts or stops equipment.Actuators · VFD · Starters
  4. ShowGraphics of the whole building, with alarms, trend logs and reports, for the operations team on site or remotely.Operator Workstation

These parts talk over one network using open communication protocols, so equipment from different makers works as one system (BACnet, Modbus).

Lower running costs

Plant runs only when needed, setpoints stay at the right values, and chilled water and airflow follow the actual load.

Faults found before complaints

Alarms and trend logs reveal a failing pump or a drifting temperature early, so maintenance is planned, not reactive.

One view of the building

HVAC, lighting, meters, UPS and life-safety status on one platform, available to the team wherever they are.

Integration

Equipment we have connected to a BMS

Successful integration takes more than protocol support. Each manufacturer implements BACnet and Modbus a little differently: register maps have gaps, addressing starts from 0 or 1, word order for 32-bit values varies, and some Modbus TCP devices accept only one client. Knowing these details is what makes integration work the first time. We have integrated the devices below on delivered projects.

Alarm notification

Alarms that reach the person on duty

An alarm helps only if someone sees it. At night and on weekends the control room is often empty, so we send alarms to the phones of the people on duty.

Phone callFor critical alarms. Made through a GSM modem on site, so it works without internet.
SMSPoint name, value, limit and time in one message.
WhatsAppTo one person or to the site maintenance group.
EmailThe full alarm record or a short summary, in Arabic or English.
Hard-wired autodialerFor signals that must never be missed, such as fire, water leak or UPS on battery. Controller outputs are wired fail-safe to an autodialer, which calls even if the BMS server is down, as long as the controller is running.
  1. Each alarm gets a classFrom life safety down to equipment health. The class decides who is notified and how.
  2. Recipients follow the shift rosterNight alarms go to the night team and weekend alarms to the engineer on call.
  3. Unanswered alarms escalateIf nobody acknowledges within the set time, the next person on the list is notified.
  4. Every alarm is recordedWho was notified, at what time, and who acknowledged it.

An office floor with a trading area, server rooms and electrical rooms, where a cooling or power fault must be seen within minutes. The critical equipment came from different manufacturers, each with its own controller.

The BMS now covers:

  • HVAC with VAV boxes on every zone
  • Four UPS units and their battery strings
  • Two CRAC units for the server and electrical rooms
  • Water leak detection on two cable loops
  • Aspirating smoke detection, fire alarm, suppression and PA status
  • Breaker status and energy meters on 13 low-voltage panels

The graphics follow how the facility team works. There is a home page by system, one page for each electrical panel with breaker status and meter readings, and alarms in five classes from life safety to system health.

Saudi codes and quality

BMS work that fits Saudi codes, green ratings and ISO requirements

Consultants in the Kingdom write BMS specifications around the Saudi Building Code and, more and more, the Mostadam green building rating. We prepare our work and documents for both, and carry it out to ISO requirements for quality, environment and safety.

Saudi energy conservation code

We program schedules, setpoints and HVAC control sequences to the project specification, which the consultant bases on the Saudi Building Code, including the energy conservation code SBC 601/602.

Mostadam green rating

Mostadam awards points for energy metering, systems commissioning and building performance monitoring. A BMS with meters, trend logs and documented commissioning provides the evidence for those points.

Documents consultants expect

Submittals, point-to-point sheets, functional test reports and as-built drawings, prepared in English or Arabic for consultant review and handover.

Quality, environment and safety

Our work follows the requirements of ISO 9001 for quality management, ISO 14001 for environmental management and ISO 45001 for health and safety on site.

FAQ

What clients ask us before and during a project

Questions we get from consultants, contractors and facility managers, with direct answers.

Do you work with a specific platform?

We do not push a particular platform. We deliver to the approved project specification, and our engineers have installed and commissioned Johnson Controls, Honeywell and Siemens systems as well as Niagara-based systems. Where the specification is open, we recommend the platform that suits the building size and budget.

What do you need from us to prepare a quotation?

The points schedule if it is ready, or the mechanical, electrical and control drawings, together with the controls section of the specification. If there is no points schedule, we take off the points from the drawings and send it to you for review before pricing.

What exactly does the quotation include?

We define the scope item by item, because this is where quotations differ most: controllers and panels, field devices (sensors, valves and actuators), cabling and containment, programming and graphics, testing, commissioning and training. The quotation can be limited to controllers and programming when the contractor supplies the field devices and installs the cabling. Prices are in Saudi riyals, 15% VAT is shown separately, and quotations are valid for 15 days.

When can testing and commissioning start?

We prepare the programming and graphics during installation. Testing and commissioning need the mechanical equipment installed and on permanent power, and the cabling complete and tested. We give the contractor a readiness checklist early, so commissioning is not delayed at the end of the project.

What do we receive at handover?

As-built drawings, the final points list, signed point-to-point test sheets, backups of the station and controller programs, licence details, administrator accounts, and the O&M manual, plus training for the operations team.

Our system was installed by a previous contractor and we have no passwords or backup. Can you take it over?

In most cases, yes. We start with an inspection visit to establish what can be recovered through the manufacturer or the licence holder, and what needs reprogramming. You then receive a written report on the system condition, with the proposed works and their cost, before any work begins.

Can you integrate equipment from different manufacturers, such as UPS, CRAC units and meters?

Yes, if the device supports BACnet or Modbus, or provides dry contacts. Some devices need a communication card ordered separately from the manufacturer, so it is worth confirming this before procurement. Send us the model with its register map or BACnet PICS, and we will confirm the available points before installation.

How do we find out about alarms outside working hours?

The alarm goes to the on-call person for the shift by phone call, SMS, WhatsApp or email, and escalates to the next person if it is not acknowledged. For critical signals, a hard-wired autodialer can be added that keeps working if the network or the main station is down, as long as the controller is running.

Do you provide maintenance after the warranty period?

Yes, through annual contracts covering scheduled visits, review of alarms and offline points, updated backups, sensor reading checks, and remote support when needed. We also maintain systems we did not install.

Is remote access safe on our corporate network?

We recommend separating the BMS network from the corporate network, never exposing the station directly to the internet, and allowing remote access only through a VPN managed by your IT team, with an individual account for each user. We coordinate these settings with your team during the project.

Is the site visit free?

Yes. The initial consultation and site visit are free within Riyadh. After the visit we define the scope and send the quotation.
